No, it is just for my own use. It is nothing that special though, I just don’t want to use a premade script that other webmasters use because my pages might be too similar to the pages the other webmasters make, and google might penalize for that.

Usually what happens is that the buyer makes me an offer that is a lot lower than I will sell it for, but not because they think my price is too high, but because they only have a certain amount of money they can spend. After going back and forth with them by email in the negotiations, they tell me this. That is when I suggest the lease to buy option. Up until recently I had never used escrow for a lease to buy deal, only for sales, but a buyer said he would pay the fee so I agreed to it. Here are the lease deals I currently am doing:
OceanLiners.com – Lease price of $500/year for 3 years with option to buy it for $15,000 total.
ComedyClub.com – 2 year lease for $5000 up front with option to buy for an additional $45,000.
BuyLingerie.com – under 2 year escrow (handled by moniker.com) – $20,000 total price: $1,000 – 1st payment, $100/month – 22 payments, $16,800 – Final Payment
FalseNails.com – 2 year lease for $500 up front with option to buy for additional $9500.
BuyingStocks.com – 2 year lease for $500 up front with the option to buy for an additional $9500.

Can you explain how you structure lease-with-option-to-buy deals and give an example of pricing? For example, if you’re willing to sell a domain for $10,000 and the prospective buyer says “I can’t afford that,” how do you generally propose the lease-purchase option? Does a third party hold the domain in escrow? You would think that buyers would be reluctant to lease and spend money advertising a domain which they could possibly lose if you were unable or unwilling to sell should they decide they want to buy.

No, I don’t get any great deal on domain name fees. I was paying around $8/year at moniker.com but I think it just went up 10% a few months ago like all registrars did when Network Solutions raised their fees. Yes, I will take a look at your domains for sale site.

I was just reading this blog and clicked over to your blog. I have been building my own domain selling website. Just seeing if you want to check it out and sell some domain names on it? Its my own idea on how to keep the site moving by making it so you have to re-list domains that didn’t sell every month but its just a few clicks to re-list. You don’t have to rewrite everything. Plus I am not charging any money. You own a lot of domain names do you get any special deals on registration fees?

Very few buyers at sedo.com care if the domain has traffic or not, so you should list them now.

I also have some domains parked in sedo,imillionare.com,007savings.com,am yet to list them for sale,but at the moment,i dont have a specific price to put on my domains,does it matter it generates traffic before i can put a price because i just registered them and i need them to bring me quick money.

I don’t do anything to connect with them. They lookup that I am the owner of the domain and then email me, and I email them back. Or sometimes they see my domains listed for sale on sedo.com and make an offer through sedo.com.

I make a very high price for each click on the Google Adsense ads on those sites, the problem is the sites get very little traffic, so overall it makes little money.

back ailments: $1.95
liver ailments:$1.02
if anything a nice hosting banner can always make a pretty penny

I don’t do any marketing for my domains. But, selling domains is not my main business, running my websites is, so I can afford to wait and have buyers come to me.

I think it would be worth it for you to try sending out some emails. The chances are small that psychologists will find your site on their own. I have never sent out emails to sell my domains thoough, so I don’t have any suggestions.

A very inspiring story and I hope to follow in your footsteps. I am a Licensed Professional Counselor and started therapeuticsite.com about a month ago.

I am already very high in the search rankings for (counselor domains for sale, psychiatrist or psychologist domains for sale etc). As a domain guy, should I just sit back and wait for the Psychologists of the world to figure out that their customer base has moved online, or should I start an email campaign to enlighten them?

Got any good sales letter techniques or ideas?

Just curious.

It was not too stressful, but that is probably because I was also fine with keeping my sites if the sale fell through. Also, I had 2 buyers bidding against each other, so I was pretty sure one sale would close. And, once I could see that I probably was going to sell the site, I was a lot less stressed running it, because I stopped doing new projects, which was what caused most of my stress.

I think the best way to sell a big domain or site is through the well known brokers, like moniker.com or latonas.com or sedo.com. They all frequently do million dollar+ sales.

Hi .. great story.. (I found your post and link over at new found names today and followed you here! )

I am in a very similar position. I have built and developed my two main sites for 6 years now, and for last 3 to 4 years they have been delivering between $15 and $20k per month (mainly profit!).. I am at the point where I am thinking of selling… as I feel I have taken them as far as I can, and to maximise revenue from all the imps that are being wasted I think you need to look at ad sales staff etc.. and being developer it’s not how I feel I want to go about things.. managing staff etc..

Any pointers on where I could look to sell a site with strong established revenue and good potential for growth? (it’s in stocks and financial sector)..

Been searching and only seem to find what seem like dodgy brokers or flipping auction sites.. (flippa etc).. I think what I have needs a more profesional sales push.

I don’t broker domains, I only sell my own, but I would estimate each of those domain is only worth $100 each. But, that is the price a domain investor might pay. There is always a chance somebody might contact you wanting one of those domains for a specific reason, and be willing to pay more. But, I have over 4000 adult domains just like those and only get at most one offer a month, so it could take many years before you get offers on just 2 domains.
